Listing is not managing
Listing a property means finding someone to rent it. Managing it is everything that comes after: collecting rent every month, handling repairs, checking the condition of the property at move-in and move-out, and responding when something goes off script.

- Is the management commission based on the rent?
- Yes, it is always calculated on the monthly rent. The percentage depends on the plan you choose and how many properties we manage for you: it ranges from 9% to 14%. The Plans page breaks down each one and what it includes.
- When do I have to pay VAT on the commission?
- In accordance with the tax regime in force in Colombia, VAT on the commission must be applied to all management contracts.
- Is it legal to require utilities deposits?
- Yes, the deposit for residential utilities is legal in accordance with Law 820, which regulates urban housing rentals.
