Renting in Medellín as a foreigner

What you need to rent an apartment in Medellín as a non-Colombian: guarantees, surety contracts, utilities and paperwork.

The real question: are there extra requirements for foreigners?

No. At Confort Broker the process is the same for Colombians and foreigners. What is assessed is not nationality, but the backing for the obligations in the contract.

That backing takes one of two forms: a co-tenant who is jointly liable, or a surety contract with a guarantor company. The second is the usual route for someone arriving without a local network to act as co-signer.

Can I rent as a foreigner?
Of course. At Confort Broker we don't distinguish between nationals and foreigners. What matters most is that you have backing for the contract obligations, which can be a co-tenant or a surety (fianza) contract.
Can I suggest changes to the contract at the time of signing?
Yes, as long as the changes don't go against Law 820 or substantially alter the contract. The contract we use is approved by the city government.
Who handles the moving authorizations?
At Confort Broker we have a dedicated team for this. You only need to provide the required information and we handle the process for you.
When am I charged VAT on the rent?
VAT on the rent is only charged for commercial-use contracts with legal entities (companies).
What role does the surety company play?
The surety company backs the contracts signed with the agency, guaranteeing compliance with the contractual obligations arising from them.
Does the agency guarantee payment of utilities?
Yes. For that reason, when a lease begins a utilities deposit is set up to guarantee payment of this obligation throughout the term of the contract.
Who is responsible for paying the citizen security tax?
The tenant must pay it, since the amount is calculated based on the energy consumption generated at the property.
What does the operating-costs payment at signing consist of?
It's the charge the agency makes for services provided before and during the occupancy of the property. It's charged only once during the term of the contract.
How can I terminate my management contract early?
Every case is different. You'll need to submit a request to the executive lawyer in charge of your contract, who will review the case and guide you in the best way.
Do you have English-speaking agents?
Yes. We have advisors who speak English and can guide you through the search, schedule viewings and show you the property. Contract documents are issued in Spanish, the language in which they are legally binding in Colombia; before you sign, we walk you through every clause so you know exactly what you are agreeing to.
